<p>I'm sharing this because the most common pattern I see is sellers stepping into the process expecting to be that exception. They assume their home will move fast, and when it doesn't, the worry sets in. They start wondering what's wrong, what they missed, or what buyers aren't seeing.</p>
<p>But in most cases, nothing is wrong at all.</p>
<p>A slower sale is simply part of the current market rhythm, even for homes that are beautifully prepared and priced correctly. The sellers who handle this season the best aren't the ones who slash their price hoping to spark a bidding war. <p>The average buyer today is paying about <strong>$330 less per month</strong> on the same home.</p>
<p>But here's the mistake everyone makes when rates drop…</p>
<p>Waiting to see if they'll go any lower before they buy.</p>
<p>Here's the problem: </p>
<p><strong>Nobody can predict where rates are going.</strong></p>
<p>In fact, mortgage rates actually rose in early 2025 after the Fed cut rates three times in 2024 - the opposite of what everyone expected.</p>
<p>Waiting for the "perfect" rate often means missing real opportunities.</p>

<p>Pricing is hard to get right because the market is always moving.</p>

<p>Which means the homes that stay active get a disproportionate share of buyer attention.</p>
<p>And buyers are out there. In fact, the average 30-year fixed mortgage rate is near the lowest level in a year, which is probably why mortgage applications just jumped 8% in a week.</p>
<p>Thought I'd share this because I see this a lot. It's common for sellers to miss how much leverage they can have during a so-called "slow" season.</p>

<li><strong>Well-priced, move-in-ready homes are drawing serious buyers.</strong> These are the ones selling fastest.</li>
